The exception is the index: that one really is INEGI's Mexican consumer price index (December of each year, second half of July 2018 = 100), because deflating with a made-up index would teach the wrong habit. For a real study, replace everything else with your own figures.

VAN, TIR y sus trampasNPV, IRR and their traps Bloque 6Block 6
La TIR es la tasa a la que el VAN vale cero. Es cómoda porque se expresa en porcentaje y se compara con cualquier tasa, pero tiene tres problemas que la app avisa cuando aparecen:The IRR is the rate at which the NPV is zero. It is convenient because it is a percentage and can be compared with any rate, but it has three problems, and the app warns when they appear:
- Puede no existir o haber varias. Si los flujos cambian de signo más de una vez —una replantación, una reposición de equipo a la mitad del horizonte— hay tantas TIR como cambios de signo. La app cuenta los cambios y, cuando hay más de uno, reporta la TIR modificada.It may not exist, or there may be several. If the flows change sign more than once —a replanting, a mid-horizon equipment replacement— there are as many IRRs as sign changes. The app counts the changes and, when there is more than one, reports the modified IRR.
- Supone reinvertir a la propia TIR. Una TIR de 60 % supone que cada peso que sale del proyecto se vuelve a invertir al 60 %, lo que casi nunca es cierto. La TIR modificada obliga a declarar la tasa real de reinversión.It assumes reinvestment at the IRR itself. An IRR of 60% assumes every peso coming out of the project is reinvested at 60%, which is almost never true. The modified IRR forces the real reinvestment rate to be stated.
- Ignora el tamaño. Una hectárea con TIR de 40 % puede dejar menos dinero que veinte hectáreas con TIR de 22 %. Entre proyectos excluyentes manda el VAN, o la TIR incremental de la diferencia.It ignores size. One hectare with a 40% IRR may leave less money than twenty hectares with a 22% IRR. Between mutually exclusive projects the NPV decides, or the incremental IRR of the difference.
Y cuando los proyectos duran distinto —un invernadero de 10 años contra una huerta de 25— ni el VAN es comparable: hay que pasarlos a valor anual equivalente, que reparte el VAN en anualidades iguales.And when the projects last for different times —a 10-year greenhouse against a 25-year orchard— not even the NPV is comparable: they have to be turned into an equivalent annual value, which spreads the NPV into equal yearly amounts.
Precios constantes o corrientes: nunca se mezclanConstant or current prices: never mixed el error más comúnthe commonest mistake
Un estudio puede escribirse de dos maneras, y las dos son correctas: a precios constantes, donde todos los flujos están en pesos de hoy y se descuentan con una tasa real; o a precios corrientes, donde cada año lleva la inflación incorporada y se descuenta con una tasa nominal. Mezclarlas —flujos de hoy descontados a tasa nominal— castiga al proyecto dos veces y es el error que más se repite en las tesis.A study can be written in two ways, and both are correct: at constant prices, where every flow is in today's pesos and is discounted with a real rate; or at current prices, where each year carries inflation and is discounted with a nominal rate. Mixing them —today's flows discounted at a nominal rate— penalises the project twice, and it is the commonest mistake in theses.

La evaluación se hace con flujo de efectivo, no con la utilidad del estado de resultados. Tres diferencias explican casi todo:Appraisal is done with cash flow, not with the profit of the income statement. Three differences explain almost everything:
- La depreciación no es una salida de dinero. Entra al estado de resultados porque reduce el impuesto, y después se suma de vuelta en el flujo. Su único efecto real sobre el proyecto es el ahorro fiscal.Depreciation is not a cash outflow. It enters the income statement because it lowers the tax, and is then added back in the cash flow. Its only real effect on the project is the tax saving.
- El capital de trabajo es una inversión. El dinero que se adelanta para insumos, jornales y animales en pie sale del bolsillo aunque no sea un gasto del año, y se recupera al final del proyecto.Working capital is an investment. The money advanced for inputs, wages and animals on the hoof leaves the pocket even though it is not an expense of the year, and it comes back at the end of the project.
- Los costos hundidos no cuentan y los de oportunidad sí. Lo ya gastado no cambia la decisión; la tierra propia, aunque no se pague renta, sí tiene un costo: lo que dejaría de ganar en su mejor uso.Sunk costs do not count and opportunity costs do. What has already been spent does not change the decision; land you own, even if no rent is paid, does have a cost: what it would earn in its best use.
De ahí salen los dos flujos que la app arma siempre: el flujo del proyecto, que mide si la idea es buena sin importar quién la pague, y el flujo del inversionista, que descuenta el crédito y mide lo que gana el dueño con su propio dinero.Hence the two flows the app always builds: the project flow, which measures whether the idea is good no matter who pays for it, and the investor flow, which nets out the loan and measures what the owner earns with their own money.

- Años de gestación. Un aguacate no cosecha hasta el cuarto año y no rinde pleno hasta el octavo; el flujo tiene un valle largo que ninguna plantilla de finanzas corporativas contempla.Years to bear. An avocado tree does not crop until the fourth year and does not reach full yield until the eighth; the cash flow has a long trough that no corporate finance template contemplates.
- El ciclo manda sobre el año. El capital de trabajo entra con la siembra y vuelve con la cosecha, a veces dos ciclos por año y a veces uno cada dieciocho meses.The cycle rules over the year. Working capital goes in with sowing and comes back with the harvest, sometimes twice a year and sometimes once every eighteen months.
- Precio y rendimiento están correlacionados, y en contra. El año de la buena cosecha es el año del precio bajo. Simular las dos variables como independientes exagera el riesgo.Price and yield are correlated, and in opposite directions. The year of the good harvest is the year of the low price. Simulating the two as independent overstates the risk.
- El clima es un riesgo con cola. Una helada o una sequía no son un ±10 %: son una pérdida casi total con baja probabilidad, y eso pide simulación, no solo sensibilidad.Weather is a tail risk. A frost or a drought is not a ±10%: it is an almost total loss with a low probability, and that calls for simulation, not just sensitivity.
- Valor residual que sí existe. La tierra no se deprecia, la plantación en producción vale, y el ganado en pie es inventario. El último año del horizonte casi nunca es un flujo ordinario.A residual value that really exists. Land does not depreciate, a bearing plantation is worth money and standing cattle are inventory. The last year of the horizon is almost never an ordinary flow.
- Horizontes distintos entre alternativas. Comparar hortalizas de ciclo corto con una plantación de veinte años exige valor anual equivalente, no VAN a secas.Different horizons between alternatives. Comparing short-cycle vegetables with a twenty-year plantation demands the equivalent annual value, not the NPV alone.

Los tres niveles se complementan y la app los reporta juntos:The three levels complement each other and the app reports them together:
- Sensibilidad. Una variable a la vez, ±10 % o ±20 %. Ordenada en un tornado, dice dónde vale la pena gastar en información: si el precio manda, conviene pagar un buen estudio de mercado.Sensitivity. One variable at a time, ±10% or ±20%. Ranked in a tornado, it says where it is worth spending on information: if price dominates, a good market study is worth paying for.
- Valores límite. En lugar de preguntar qué pasa si el precio baja 10 %, se pregunta cuánto puede bajar antes de que el VAN llegue a cero. Es la forma que Gittinger recomienda porque se discute con el productor: «¿has visto alguna vez el precio 38 % abajo?».Switching values. Instead of asking what happens if the price falls 10%, ask how far it can fall before the NPV reaches zero. It is the form Gittinger recommends because it can be discussed with the farmer: "have you ever seen the price 38% down?".
- Simulación de Monte Carlo. Todas las variables a la vez, cada una con su distribución y su correlación. Da la distribución completa del VAN y la probabilidad de perder, que es lo que un banco o un comité de inversión realmente pregunta.Monte Carlo simulation. All the variables at once, each with its distribution and its correlation. It gives the whole distribution of the NPV and the probability of a loss, which is what a bank or an investment committee actually asks.

El mismo proyecto se ve distinto según quién lo mire. La evaluación financiera usa los precios que el productor paga y cobra, con sus impuestos y sus subsidios. La evaluación económica pregunta qué gana el país: los impuestos y los subsidios son transferencias —cambian de bolsillo pero no crean ni destruyen recursos— y se eliminan, y los precios distorsionados se sustituyen por precios cuenta mediante factores de conversión. La evaluación social añade quién recibe los beneficios, ponderando a los grupos de menor ingreso.The same project looks different depending on who is looking. Financial appraisal uses the prices the producer pays and receives, with their taxes and subsidies. Economic appraisal asks what the country gains: taxes and subsidies are transfers —they change pocket but neither create nor destroy resources— and are removed, and distorted prices are replaced by accounting prices through conversion factors. Social appraisal adds who receives the benefits, weighting the lower-income groups.
Un proyecto puede ser rentable para el productor gracias a un subsidio y no serlo para el país; y al revés, un camino rural puede no cobrar un peso y ser excelente socialmente. El horizonte no es un número redondo: tiene que alcanzar a que el proyecto produzca, y rara vez conviene pasar de la vida útil del activo principal. En perennes se acostumbra la vida productiva de la plantación; en agroindustria, la vida útil de la maquinaria.The horizon is not a round number: it has to reach the point where the project produces, and it rarely pays to go beyond the life of the main asset. For perennials it is usually the productive life of the plantation; in agro-industry, the life of the machinery.
3 · Moneda y precios3 · Currency and prices
Esta es la decisión que más estudios echa a perder. Elige una de las dos formas y la app se encarga de que la tasa de descuento corresponda.This is the decision that ruins most studies. Choose one of the two ways and the app makes sure the discount rate matches.
4 · Tasa de descuento4 · Discount rate
La tasa es el precio que le pones al tiempo y a tu riesgo. Ármala de la forma que puedas defender ante el jurado o ante el banco; la app guarda cómo la obtuviste y lo escribe en el informe.The rate is the price you put on time and on your risk. Build it in the way you can defend before the committee or the bank; the app records how you obtained it and writes it in the report.
La tasa mínima aceptable de rendimiento: lo que exiges por encima de mantener el poder de compra. El premio se combina con la inflación, no se suma.The minimum acceptable rate of return: what you demand above keeping your purchasing power. The premium is combined with inflation, not added to it.
Cuando una parte del proyecto se financia con crédito, la tasa es el promedio de lo que cuesta cada peso, y el interés se deduce del impuesto.When part of the project is financed with a loan, the rate is the average of what each peso costs, and the interest is deducted from the tax.
El costo del capital propio a partir del mercado: una tasa libre de riesgo, el riesgo sistemático del giro y el riesgo del país. Si además hay deuda, la app lo combina en el CPPC.The cost of equity from the market: a risk-free rate, the systematic risk of the activity and the country's risk. If there is also debt, the app combines it into the WACC.
Con deuda mayor que cero se usan también los porcentajes y la tasa del crédito de la pestaña anterior.With debt above zero, the shares and the loan rate of the previous tab are used as well.

Tres caminos, todos defendibles, y el informe acepta cualquiera de ellos:Three routes, all defensible, and the report accepts any of them:
- El costo de oportunidad real del productor. Lo que ganaría con el mismo dinero en su mejor alternativa: otro cultivo, un instrumento de ahorro, pagar una deuda. Es el argumento más sólido en una tesis de campo.The farmer's real opportunity cost. What the same money would earn in its best alternative: another crop, a savings instrument, paying off a debt. It is the strongest argument in a field thesis.
- El costo del crédito disponible. Si el proyecto se hará con crédito, la tasa del crédito más un margen por el riesgo propio es un piso razonable.The cost of the available credit. If the project will be done with a loan, the loan rate plus a margin for its own risk is a reasonable floor.
- El mercado, con el CAPM. Útil cuando el proyecto es empresarial y hay referencias del giro; obliga a declarar la beta y el riesgo país, que el jurado puede discutir.The market, with the CAPM. Useful when the project is a business and there are references for the activity; it forces beta and country risk to be stated, which the committee can discuss.

Esas tres salidas no aparecen en el estado de resultados, pero sí en el flujo.Profit is not cash. A project can show a positive net profit every year and still run out of money, because profit does not pay the principal of the loan, nor the replacement of equipment, nor the increase in working capital when production grows. Those three outflows do not appear in the income statement, but they do in the cash flow.

Then you go back to the historical series of Block 3 and ask how many times in ten years the price was there. That is an argument; the percentage was only a table.
